What We Do
JCRE shows all of our properties prior to accepting applications. Each new prospective tenant must meet our qualifications through the tenant screening process. We verify all employment, call all previous landlords and references (non related), with permission. We reserve the right to approve or deny applications without explanation. Applications are processed on a first come basis. We do business in accordance with the Fair Housing Act.
Collection of Rents & Deposits
All security deposits must be paid with a money order or cashiers check on or before the lease date. All rent is due on the 1st day of each month. You are given a grace period until the 6th of the month. Late fees are added on the 7th of the month. For your connivance you are able to pay online. All payments sent by mail must be in the form of a check or money order and mailed to PO Box 747, Bayside, CA 95524. Payments made in person must be in the form of a check or money order unless previously discussed with the Property Managers. If you want to pay in person, please call to set up an appointment. Our business hours are Monday-Friday 9-5 (we may be closed for holidays and the lunch hour.)
Maintenance & Repairs
Providing proper maintenance, repairs and upgrades is the key to protecting our investment. We have a sphere of efficient maintenance professional on hand. We reserve the right to negotiate contracts for services, including utilities, painting, landscaping, and other necessary services. For plumbing emergencies after hours, please contact Mr. Rooter Plumbing at 707.443.9222.
Move-in and Move-out inspections are performed prior to move in or out. As a tenant, we will provide you with an optional Pre-Move out inspection so you can maximize your security deposit return. In addition to bi-monthly drive by exterior inspection, we have the right to perform interior inspections with a 24-hour notice.
